Leasing Your Investment Property . . .

Placing a Quality Tenant is the most important thing that you MUST get right to ensure a profitable investment.  Get it wrong and it can cost you Thousands of Dollars and hours of headaches.

7 Real Estate Management utilizes a plethora of listing platforms to market your property to the general public and local real estate agents.  Platforms such as Zillow, Trulia, Renters.com, and of course, the Real Estate Multiple Listing Services.  This assures maximum exposure of your property.

Prior to showing the property to a prospective Tenant(s), we conduct a brief verbal interview to establish a rapport with the prospect and to assure that the property and the prospect will be a good fit. Once it is determined that the Tenant may be a good fit  (and vice versa), we establish a day and time to show the property.

Once it is established that the Prospective Tenant(s) is a good fit, we are going to meet the Prospect at the property for a showing.  Not only is this the opportunity for the Prospect to make a decision about the property,  but it is another opportunity for us to interview the prospect(s) a little more deeply.  It is also our opportunity to discuss our expectations as a Landlord and to review the nuances of the property.

Once a prospective Tenant fills out an application, we conduct very detailed background and credit check as well as reviewing social media venues.  When making a decision to accept an applicant, know that the Tenant has been well vetted and should be an excellent fit with the property.

We utilize the standard Georgia Association of Realtors lease which is extremely detailed and understood by all courts in the State of Georgia.  Added to the lease are "Special Stipulations" which provide protective language specifically to cover any damage done to a property by a Tenant where costs may exceed the Tenants security deposit.  Just another way 7 Real Estate Management protects or Investor Clients.
